About to sign with a realtor who will list our Coronado Model here in The Villages for $260,000 after I have the inside totally repainted; wallpaper removed from the bathroom areas; garage floor painted; put on a new roof; get new stainless steel appliances; and get a new AC.

It is a two bedroom, two bath home with no bond and with an oversized two car garage. Lake County Appraiser shows it as 1804 square feet consisting of 1248 finished living area; 460 square feet for the garage and 96 square feet for the rear lanai.

I did have a new AC put in last week (February 2021) by Chuck Farrell. Incidentally, the AC worked fine but it was too old. Well, Realtors out there. So, am I old. Do you just replace me!

Three roof quotes averaged $10,000. But, it was re-roofed in 2004 and has no leaks. A couple of outside corners were repaired which showed some discoloration from the huge (very huge) mature front yard oak tree.

The wallpaper in the bathrooms were chosen to blend with the interior and newer tiles and to eliminate the effect of a stark white hospital ward. Why should we remove it just because the realtor says so? Also, take off all the photos. They are a distraction to the buyer. They may stop and look at the grandkids especially those on the refrigerator.

No one has any complaints with our engineered hardwood floors which are throughout the house — even in the closets. No rug. Tile in kitchen, den, and bathroom areas. Master shower was re-tiled. The ceilings are high and vaulted throughout. All faucets and toilets and granite kitchen countertop were new since we moved here in 2010. There was a neighborhood lightning strike about 8 years ago which knocked out neighbors TV’s and appliances. Insurance covered a new hot water heater at that time for us and we decided to install a lightning rod system.

Garage cabinets throughout; but the floor probably needs repainting. Oh, the house is peach vinyl. If that offends you, read no more. The door is peach colored also. If the color of the house didn’t offend you, then the door shouldn’t either. The driveway is long and curves into the full two-car garage; but it has a few cracks that not even Michael Angelo could duplicate. You know, the street cracks you see in the streets in London. But, it was painted and sealed since we’ve been here.

The proximity to everything shopping is amazing. Less than a five minute golf cart ride to Publix, Target, ACE, Winn-Dixie, Bowling, Perkins, CVS, Walgreens, Burger King, Wendy’s, Kentucky Fried, Carrabbas, Jersey Mike’s, Dunkin Donuts, Spanish Springs Square, Staples, etc…

Ten minute golf cart ride to Hospital, Lowe’s, Walmart (441 – back gate), five executive golf courses.

Fifteen minute golf cart ride to Lake Sumter and everything in between.
I woke up early today and decided to give it a shot. Instead of a WIN (Realtor)-WIN (Painter)-WIN (Roofer) WIN (Appliance Direct); why not just a WIN (Seller) and a WIN (Buyer).

Rather than go through the anxiety and cashflow expense suggested by the Realtor, I’ll try to deal with a Buyer who wants to save $25,000 by buying directly.
